How to pay
It is a condition of our leases that your rent is paid monthly in advance by direct debit. Direct Debit is the easiest and most convenient way to pay, for customers who either have or intend to open a post office, bank or building society direct payment or current account. With Direct Debit, the right amount of rent is always taken from your bank account; if your rent increases, we are responsible for telling your bank.
You can ask us for a Direct Debit form, which will be sent to your home address. For information on paying your rent by Direct Debit, please call us on 08452 700720.
If your direct debit fails to clear, you can use any of the following methods to clear your account as an emergency measure to avoid a breach of your lease:

Cheques should be made payable to 'Coastline Housing Ltd' and crossed and marked 'A/C payee only'. Please write your rent account number on the back of your cheque in BLOCK CAPITALS.
How is your rent set?
We set rents on new shared ownership homes in proportion to the share of the property we own. We use the rent to pay interest on the loans we take out to help provide the new shared ownership housing.
Assured rent leaseholders
If we first sold your home after the 15 January 1989, you have an "assured rent". Your lease will say whether you have a fixed percentage increase or an increase linked to the retail price index.
We set new assured rents on 1st April each year. We will let you know your new rent before the 1st April.
We must keep average rent increases for all our shared ownership homes to a maximum set by the Housing Corporation. This may mean we will not increase all rents by the maximum allowed in the lease. Each year in our Annual Review and newsletter we publish information abut our rent policy so you know how we have set your rent.
What are service charges?
You will pay us a service charge if we provide you with services that are shared with more than one property. For houses, we may clean common areas, such as bin stores, or you may pay towards the upkeep of communal gardens. For flats, we will also charge for providing repairs and lighting to the common parts.
Your lease agreement will explain what services we provide. The lease will also set out your share of the cost of the services.
How are service charges calculated?
Each year we set a budget for the services we provide to properties in your block or on your estate. Your lease says how much of the total budget you must pay. We collect the service charge in monthly instalments with your rent.
At the end of the year, we calculate what we have actually spent. We may carry a small surplus or deficit forward. If we have spent much more than the budget, we may have to ask you for an extra service charge contribution.
